Choosing off-campus housing is a big step. At 42N, we’re obsessed with every detail of our resident experience with a hospitality-driven focus on convenience, connection, programming and proximity to campus. We’re here to make the leasing process as easy as possible for you and your student. This guide outlines what to expect at every stage, from leasing and budgeting to move-in and daily life at our community.
At 42N, leases are by the bed, not by the full apartment. That means each resident signs an individual lease for their own bedroom space and monthly installment, rather than being financially responsible for the entire unit.
One of the most helpful parts of planning for off-campus living is knowing what is already included and what students should still budget for separately.
42N apartments are furnished and include bedroom essentials such as a bed frame and mattress, desk and chair, nightstand, dresser, and ensuite bathroom. Shared spaces include a sofa, accent chairs, a dining table, and an in-unit washer and dryer along with other amenities. Select units also include a Smart TV.
Additional apartment features include:
42N also offers community amenities such as a resort-style pool, hot tub, lounges and daybeds, grill areas, community-wide WiFi, hammocks, firepits, fitness equipment, an outdoor half basketball court, study lounges, computers, and printers.
Families should budget for:
A strong student housing experience is about more than having a place to sleep. At 42N, we provide spaces that help residents study, recharge, connect, and build routines around college life.
Students have access to study lounges, computers, printers, and community-wide Wi-Fi, giving them flexible places to focus outside their apartment.
Academic-friendly features include:
Along with expanding educational horizons, college is also about finding community. At 42N, residents can spend time in social and outdoor spaces like the pool, hot tub, courtyard, hammocks, firepits, grill areas, and outdoor half basketball court.
These spaces can help students meet neighbors, unwind after class, and feel more at home.
42N includes fitness amenities such as cardio equipment, weight equipment, and outdoor recreation space. The community also offers pet-friendly features, including a dog park with benches and dog park equipment.
Moving into an apartment is a major milestone, especially for students living away from home for the first time. Because 42N apartments are furnished, students can focus on bringing personal essentials instead of coordinating large furniture purchases.
Before move-in, students and families should review the lease, confirm key dates, and make sure they understand community policies, payment timelines, parking requirements, and what to bring.
Helpful items to plan for may include:
When students arrive, they should inspect the apartment, confirm the included furniture and appliances are in place, and report any maintenance concerns promptly. Starting with essentials like bedding, toiletries, and school supplies can make the first day feel more manageable.
42N is located at 15402 Valor Cir, Tampa, FL 33613, just a 2 minute drive from the University of South Florida campus.
Students may choose to walk, bike, drive, or use rideshare depending on their schedule and destination. For residents bringing a car, 42N offers standard and reserved parking options. Residents parking vehicles must have a 42N-issued parking pass for the current lease term, and visitors must park in marked visitor spaces. Those who violate parking regulations are subject to towing.

Parents and guardians can support their student by:
Specific account or lease details may require student permission before they can be shared with a parent or guardian.
A guarantor is someone, often a parent or guardian, who agrees to take financial responsibility if the student does not meet lease obligations. Guarantors are common in student housing because many students do not yet meet income or credit requirements on their own.
A guarantor is typically responsible for the financial obligations connected to the student’s individual lease, including unpaid installments, fees, or damages tied to that lease. Families should review the lease carefully before signing.
42N offers leases by the bed. This means each resident leases their own bedroom space rather than the entire apartment.
Families should review the current fee schedule before signing. Residents will have a monthly tech fee, an electric flat fee, a one-time application fee, a one-time administrative fee, an annual Conservice fee, renter’s insurance if not provided, and parking as an add-on fee.
42N residents have access to community-wide Wi-Fi.
Residents can pay rent via e-check, credit card, or through the resident portal.
